In general terms, when buying a property in the Balearic Islands, you should anticipate total costs of between 10% and 13% of the purchase price. This includes Transfer Tax (ITP) for second-hand properties or Value Added Tax (VAT) for new developments, as well as the Stamp Duty (AJD) —which in the Balearic Islands is 1.2%— plus notary and registration fees, and, if applicable, management or administrative costs.

In Menorca, vacation rentals are regulated and only allowed in properties that have the corresponding tourist accommodation registration or tourist license issued by the Consell Insular. If a property does not have this authorization, it cannot be rented to tourists for short stays, such as days or weeks. Renting a property without a license can result in significant fines.
